feasibility estimate

this is an early service for clients who have bare-bones documentation and need to know whether their project stacks up financially before committing to further consultant design and engineering documentation and therefore cost.

cost planning

this service is more typical within the commercial and industrial sectors. the cost planning phase issues an estimate at each stage of design to ensure your project remains financially viable with all those new changes made in the latest design stage release.

tender preparation

this service is for developers and builders who want a top-to-tail hands off approach to preparing a tender, that typicaly applies to townhouses and residential standalone builds. regardless, all estimates are issued with a complete takeoff of carpentry materials, labour-hours and site preliminaries, while ensuring your subcontractors adhere to the correct/required scope.

labour-only estimates

this service is for builders or carpentry crews looking to serve up a labour-only price to another builder or the overarching developer directly. your entire scope is carefully measured and rated to provide an hourly time budget for each piece of work.

schedule of quantities

this service is for companies looking to have their entire trade scope captured and scheduled out so that it can be rated by their in-house estimator or another independant estimator. while all trades can be measured and scheduled, SubsQS does not offer pricing on every single trade. please contact to discuss further.

reinstatement cost assesments

this service is for homeowners and insurers who require their assets insurance to be updated once the 3 year window has lapsed. while the effects of both mother nature and people are unforseen, ensure the effects of either dont also wipe out your investment.

If there was questions on the claim, we worked together with the builder to get to the bottom of the issue and all parties were satisfied with the outcome. danny contacted me via email with a set of plans and a heavy suspicion that the local merchant " is *expletitive* me. " i hopped on to takeoff the carpentry materials, rate the labour and preliminaries while he went out to subcontractors. sure enough, there were holes all through the merchant quote. builders will note they all end with "we take no responsibility for quantities ordered - builder to verify". we're both glad he did.

where are you based, and how far will you travel?

Rotorua. central enough that Tauranga, Hamilton, Taupo and Whakatane are a morning's drive rather than a flight and an invoice. most work is done from the plans anyway, so travel only comes into it if a site visit is actually needed.

who do you actually work for?

builders, architects, subcontractors, developers, and the occasional homeowner who wants an independent set of eyes before signing anything. if you've got a set of plans and a decision to make, that's the brief.

what do you need from me to get started?

a short description of what you need and whatever documentation you have - even if it's six pages and a sketch. a fixed-fee quote comes back within 24hrs.

what's a fixed fee, and are there any surprises?

the quote states the scope, the turnaround and the cost. that's what you pay. if the scope changes on your end, we'll talk before anything changes on mine.

how long will my estimate take?

depends on workload and how much is on the drawings. smaller subcontractor scopes are usually 3-4 days. residential tenders and detailed cost plans sit around 10-15 working days at most.

can you check a merchant's take off before i order?

yes, and it's one of the better-value jobs going. merchant quotes end with 'builder to verify quantities' for a reason.

is your work guaranteed?

while i stand behind my work, no estimate is guaranteed, and you should be wary of anyone who says otherwise. what you do get is professional indemnity insurance, an NZIQS affiliation, and a director who used to build the things he now measures and prices.
